- The crawfish ponds have been recreationally harvested to the tune of about 20 sacks per week during then heart of the season. There are trap runs in the south portion which is more marsh as well as the north wooded area which is more swamp habitat.
- Two camphouses reside on the property. They have been in the process of being remodeled. The sale of the property is as is/where is. The larger camphouse is 800 square feet with a covered back deck. The smaller one is a converted RV that is 160 square feet with a covered front porch overlooking the pond. Both camphouses have cypress siding, bathroom, kitchen and a bedroom.
- The half-acre fishing pond has been stocked with largemouth bass, sac-a-Lait, bream, and catfish. Bank fishing is easy all the way around the pond. An aerator is in place that maintains good oxygen in the pond year-round.
- The property is easily accessed from Dillard Road. The entry road is a combination of soil and gravel. Levees can accommodate an ATV.
- A very large Live Oak is next to the larger camphouse. It is an amazingly beautiful tree providing shade and habitat for birds, racoons, and squirrels alike.
- The marsh pond on the south and the swamp on the north are used by wood ducks, teal, black-bellied whistling ducks and other species. Opening up the swamp area could benefit wintering waterfowl.
- Municipal water and electricity run to the camphouses. A recently installed aerobic septic system is in place.
