- Investment Potential. Gem County will permit with application for a Minor Lot Split up to a maximum of four separate land parcels. Access to the property from E. Idaho Boulevard will be by a private road as permitted by Gem County to be constructed by buyer. The Seller will provide an easement for construction of the access road if required to provide a more gradual grade from E. Idaho Boulevard. Seller has recieved a quote on what this access roadway will cost.
- Future Use. The property is flat with little variation in the terrain and has been ideal for farming. The property lies below the Emmett Bench along the Payette River. This is an ideal property for a residence or vacation home being only 40 minutes from downtown Boise and the Boise Airport by way of ID 16 being constructed from Emmett to I-84 to the south. When completed this will be a four lane limited access highway.
- Scenery: This area of the Payette River is a tranquil, especially private setting part of the river in which there are no rapids. The setting is a beautiful steady flowing river along the banks adjacent to the Property for approximately 1800 feet along its southern boundary. The northern channel of the Payette River flows along the southern boundary. Waterfowl and wildlife are on the Property throughout the year: It is one of the more picturesque parts of the Payette River.
- Recreation: Due to its location along the Payette River this area is suitable for hunting during certain seasons of the year. Also, the Payette River has good fishing for most of the year with a variety of fish species. The Black Canyon Reservoir a couple miles to the northeast of the property is an excellent recreation area for water sports and fishing.
- Wildlife: During different seasons of the year the Property should have a variety of wildlife and waterfowl and turkeys for hunting. Wildlife migrate across the Property including deer and elk at various times of the year.
- The Property – The Property has approximately 1800 feet of river frontage along the northern channel of the Payette River. The buyer can graze horses as well as other livestock within the 24 acres. The seller will convey any mineral rights associated with the property. No water rights will be conveyed by Seller. Seller can impound surface water onto a pond area that could be constructed within what is now a small wetlands area on the Property.
- River Front Home Site – The 24 acre parcel on the Payette River according to Gen County Development Services can be subdivided by way of a minor lot split into a maximum of four separate residential lots of no less then five acres per residence. Seller will provide access to the Property through the adjoining property where applicable for construction on the subject property.
- Service Utilities – Buyer will be responsible for permitting and constructing private water and septic sewer service for what Gem County permits Buyer to construct on the Property.
- Restrictions: Buyer is not permitted to operate a hunting or fishing lodge for public or private use on the Property. Buyer will not be permitted to operate a commercial establishment open for public or private club related use.
- Financing: Seller will consider financing half the purchase price for four years.
- Mineral Extraction -Seller reserves the right to take a royalty from buyer for a percentage of gold if mined within the 24 acre parcel. The royalty will be no more than 20% of the value of gold extracted from the Property.

From Boise airport take I – 84 west to the Eagle Road exit to the north. After approximately four miles turn left onto Chinden Boulevard. Take Chinden Boulevard for approximately six miles to !D – 16 and take the northbound lane to Emmett. At Emmett take ID 52 (Washington Avenue) north through Emmett and across the Payette River. After you cross the bridge, proceed ~ 1.50 miles on ID52 make the turn north east at curve. 1+ miles turn right on Idaho Blvd. The road makes a 90 degree turn with property straight south of the turn. There is a private access driveway on the left, off E Idaho Boulevard into the Property.
