NLR GIS Capabilities: How Our Agents Help Their Clients

At National Land, we value our clients’ time and strive to make the land buying and selling process simple, easy, and efficient for them. We are constantly at work developing our in-house tools to provide our land professionals and our clients with the best of the best in the land industry. 

First and foremost, we focus on leading the industry with our technology tools. This includes our GIS capabilities that help our land professionals find that perfect property for a client. When it becomes overwhelming for the buyer, we can step in to help “find the needle in the haystack.”

To support this, I wanted to share a little bit about how our land professionals utilize NLR GIS capabilities to help their clients.

Recently, an agent had a client, a local outdoor recreation business owner, who was looking for a property to expand his operation. He required a range of 100 to 150 acres with at least 80% of the property cleared. Also, he needed over 20 acres of fairly flat to gently rolling pasture that was not in a flood plain or marshy bottomland for the building site. The property had to be 30 minutes or less from his home address.

To help our agent create the request, the NLR GIS team collected data from a variety of these sources:

  • Forested land cover from the United States Department of Agriculture (USDA)
  • Flood Risk coverage data from FEMA
  • Parcel data for the state of North Carolina
  • 30-minute drive-time area calculation from Esri

With NLR GIS, we are able to create our own custom site-selection by cross-referencing different data layers to locate only properties that will fit the needs of the client. In regard to the request above, there were initially over 30,000 parcels in the client’s target area. Through the use of GIS, we were able to narrow it down to 163 matches. Our agent was then able to present the results in a user-friendly web-based interactive map to his client.

Pat Snyder, Western North Carolina Land Broker, has used NLR GIS capabilities to help him with his clientele. “By collecting and analyzing data on land ownership and sales trends in specific geographic areas, the team is able to target the most likely buyers interested in specific types of properties in a specific area,” he said. “This helps our marketing be more effective and puts information about the sellers’ property in front of those potential buyers and key influencers faster and with more precision.”
