Selling Land

When Is the Time Right for an Auction?

March 7, 2019

Sellers are choosing the auction method now more than ever before as this age-old process is gaining popularity for non-distressed sellers. Alternatives to the standard listing period are often attractive to sellers because it allows them to take more control of the selling process. The entire auction process can take as little as 60 days, and it allows them to move on with their lives quicker than ever before. The auction can freeze the local marketplace of competing properties focusing all interested buyer prospects on the auction property. The auction process also creates a sense of urgency and causes interested buyers to take action because of the date certain event. It will also reduce carrying cost for the client, eliminate contingencies and ensure a sale at today’s market value.

Ideal auction situations may include owners that are any of the following:

  • Owners of Properties That Lend Themselves to Division
  • Retirement
  • Estates
  • Relocating
  • Have Change in Life Circumstances
  • Experiencing Financial Difficulties
  • Have Unforeseen Health Issues
  • Dealing with Death or Divorce
  • Downsizing or Simplifying their Real Estate Holdings
  • Need to Eliminate High Carrying Costs More Quickly

Our extensive track record includes many different property types including timberland, row crops, orchards, vineyards, horse and cattle farms, ranch land, quail plantations, deer camps, duck hunting properties, Rocky Mountain hunting retreats, inland lake properties, and waterfront land, as well as developments.
