Olympic Gold and Your Land Goals
I originally wrote this article in August of 2016 – the same time we were all enjoying the Olympics in Brazil. It appears there is a parallel between the relationship of the coaches and their athletes and that of a land services company sharing their knowledge and experience with landowners, investors, and 1031 exchange participants to meet or exceed their goals.
In several instances, we have worked with families throughout their lifetimes: from assisting them in purchasing their first tract of land; to completing an appraisal for estate planning or settlement; to managing their land because they are now an absentee landowner in retirement. This same family may also have worked with us in completing a 1031 exchange when they sold a parcel of land in order to purchase a larger tract or one that was closer in proximity to their operation; or may have worked with us in a consulting situation to determine whether they should buy, sell, or make improvements to their property.
Consequently, land REALTORS®, appraisers, auctioneers, and farm managers are trained to assist in the ever-evolving, complex landscape of the land industry. Land professionals stay abreast of local, regional, national, and global economics. We also are keenly aware of the effects of interest rates and land value trends, demographic shifts and what that means to the market. As land professionals, we stay up-to-date and are involved with legislation affecting land and agri-business such as WOTUS (Waters of the US/Clean Water Act), the use of drones for commercial use, the Clean Power Act, tax reform and its effect on the use of the IRS 1031 tax-deferred exchanges, and other legislative issues.
A professional farm manager will work to discover your goals and will be your coach, helping you to meet those goals. They use risk/reward analysis, lease negotiation, operator selection and training, capital improvement recommendations and implementation, farm visits, and FSA assistance as tools to help you achieve not just a silver medal, but the gold!
A professional land REALTOR® has the knowledge, experience and expertise with private treaty and auction sales and can aid in choosing the best method of sale for your land. They can mentor you in achieving your investment goals and have experience with 1031 Exchange transactions.
A professional land and agribusiness appraiser provides the information you need for estate settlement/planning, tax assessment appeals, financing, dissolution, gifting, eminent domain, easements, litigation and other situations.
