Minnesota Farmland Prices

The StarTribune, Sunday, March 31, 2019 issue had a story entitled The Farm Paradox. This article noted that overall Minnesota farmland values leveled off after 2014 (the highs were noted in 2011 and 2012), but that acreage is still selling at historically high prices in the upper Midwest. This is despite the cons of low grain, meat and milk prices. Prices for Minnesota agricultural land rose an average of 4.5% in 2018 according to data compiled by the University of Minnesota.

On average, farms come up for sale only once every 50 years. If there is a farm, then, that is close to your operation, you may only get one or two chances in your lifetime to buy it. At this point in time, there is not a lot of agricultural land for sale and there are farmers, investors and 1031 exchange buyers who need/want to purchase land. If you are a landowner, then, you may feel you have missed the opportunity to obtain a good price for your land, but that is not the case at this time.
