The Importance of Staying Up to Date on Land Values

Even if you aren’t considering selling!

Unlike most other assets, it can be challenging to stay current with land values. In today’s times, we have access to almost everything at the tip of our fingers on our smartphones. We can check the price of Amazon stock on any given day or the rate of return on different bonds, but it can be very difficult to keep up with the price of your land investment. 

Those who are considering selling may be very intrigued by property values, but this value is also very important to those who plan to keep a property for generations to come. 

“I’m not interested in a valuation; we never plan to sell.” 

I hear this on almost a daily basis, while I respect this logic and completely understand and appreciate the idea of passing down property to the next generation and keeping land in the family. It can still be very important to know the value of your investment so you can make informed decisions.

Tax Purposes: 

When it comes to paying property taxes, the amount you will pay each year is based on the assessed value of your property. As you can imagine, it is nearly impossible for the local government to accurately assess the value of each individual property in a county. Because of this, your property may be overvalued in the government’s data. If this is the case, you will pay more property taxes than you are supposed to. 

Staying up to date on this value can ensure you can confidently contest the value of your property and save on taxes. 

Inheritance and Estate Planning: 

The land market is ever changing, and the value of land can greatly change due to a number of factors, like industry coming to an area or leaving an area, development occurring around your land, or many other factors. 

This change in value may affect how you conduct your estate planning. Perhaps you have several heirs, knowing this value can ensure you leave roughly the same value of assets to your loved ones when you pass away. 

How to learn the value of your property? 

As a land brokerage, we have access to data and tools to help landowners know the value of their land. Personally, I offer this service for FREE, and I think it is super important to get a valuation of your property every couple of years to stay up to date, so you and your family can make informed decisions. 

Even if you’re not selling, land is an ever-changing asset influenced by the economy, local developments, zoning laws, and more. Staying informed puts you in control, protects your financial interests, and opens up future options.
