The Monticello Ranch
The contiguous 4,073 +/- acre Monticello Ranch is located six miles southwest of Sun City along Hwy 160 in western Barber County, Kansas. It offers excellent Trophy Whitetail Deer, Turkey and Quail hunting with the western flavor of a Working Cattle Ranch. The rough rugged habitat of the Gypsum Hills with its endless maze of brushy draws and canyons has always been known to produce giant Whitetail Bucks.
The Monticello Ranch is no exception and features miles of secluded timbered/brushy draws, thicket laced side hills, red bluffs and dense pockets of cedar trees where trophy deer seek sanctuary. The current owners have strictly managed the ranch, along with the large acreage of adjoining leased land, for age structure and minimal hunting pressure. They have allowed no firearms hunting for deer on the ranch or surrounding leased property for years.
Water on the Monticello Ranch will never be a problem with six Solar/Electric Wells and Stock Tanks, several stock ponds, and numerous, wet season, natural springs scattered across the ranch.
The Ranch Headquarters, located in the center of the property, and approximately two miles from the road, consists of two homes, a shop/barn, several outbuildings and cattle pens.
The older stucco 3 bd farmhouse is used by the owners as they enjoy the many recreational activities on the ranch. The newer 3 bd home is occupied year-round by the ranch operator who has a long term lease on the home, shop/barn, out buildings and grazing rights.
