Things like:\u00a0the type of property (farm land, hunting land, timber, acreage, etc.), the condition the property is in, the location of the property, and the price are all crucial factors. If you were talking to a\u00a0residential real estate agent, they would\u00a0preach to you that arguably the most\u00a0important point is\u00a0<strong>curb appeal.<\/strong>\u00a0Such phrase\u00a0is something\u00a0you will rarely hear in the land sales business.<\/p>\n<p><strong>Does curb appeal, or in our case better referenced as &#8220;ditch appeal&#8221;, matter when selling farmland? Timberland? Pasture land? Hunting land? Acreages? Raw land!?\u00a0<\/strong>The answer is, absolutely.\u00a0Some people might call me crazy, but let&#8217;s face it, first impressions matter. Think about it&#8230;why do\u00a0we care how we dress for job interviews? It&#8217;s because first impressions are incredibly important. Just because you&#8217;re selling land (which is more than likely one of the\u00a0largest transactions you will make in your life)\u00a0doesn&#8217;t mean it should be treated any differently. And in today&#8217;s connected world, the facts show that how people search for land\/real estate is online. Which means curb\u00a0appeal and first impressions matter more than ever.<\/p>\n<p>An online listing\u00a0will likely be the first place\u00a0buyers find\u00a0your property. This means\u00a0the first impression from a potential buyer will come from a property&#8217;s\u00a0photos and videos online. Instead of driving to look at your property,\u00a0buyers will scroll through pictures on websites like <a href=\"http:\/\/www.landsofamerica.com\" class=\"broken_link\">LandsofAmerica.com<\/a>, <a href=\"http:\/\/www.landwatch.com\" target=\"_blank\" rel=\"noopener\" class=\"broken_link\">LandWatch.com<\/a>, <a href=\"http:\/\/www.landflip.com\" target=\"_blank\" rel=\"noopener\" class=\"broken_link\">LandFlip.com<\/a>,\u00a0<a href=\"http:\/\/www.nationalland.com\" target=\"_blank\" rel=\"noopener\">NationalLand.com<\/a>\u00a0and other popular land search engines to get an understanding if it&#8217;s worth their time to go check it out. What&#8217;s more,\u00a0a potential buyer may not even pick up the phone or step foot on your property because it didn&#8217;t have any &#8220;web-appeal&#8221;(visualizing curb appeal through photographs on the web).\u00a0If your property doesn&#8217;t photograph well, due to bad photography or because you didn&#8217;t prep\/maintain the property, buyers will skip right over your property\u00a0and simply move onto the next listing without giving your property a chance. How your property is first perceived is incredibly important.<\/p>\n<h3><strong>What\u00a0sellers can\u00a0do:<\/strong><\/h3>\n<p>The goal is to get the buyers from the web onto the property. Spending ample time or hiring someone to maintain the property or at the least clean up and prep the property for photos will\u00a0ensure\u00a0potential buyers receive a great first impression.\u00a0Here are a few things that can really help boost the &#8220;ditch appeal&#8221; of your property.<\/p>\n<ul>\n<li><strong>Mow the grass on trails, building sites, and around buildings<\/strong><\/li>\n<li><strong>Clean up trash, junk piles &amp; brush piles<\/strong><\/li>\n<li><strong>Clear out overgrowth\u00a0areas<\/strong><\/li>\n<li><strong>Cut and clear\u00a0fallen timber<\/strong><\/li>\n<li><strong>De-clutter barns &amp; outbuildings\u00a0<\/strong><\/li>\n<li><strong>Repair and maintain roads &amp; fences<\/strong><\/li>\n<li><strong>Construct access to potential building sites<\/strong><\/li>\n<li><strong>Fence the property &amp; add gated access<\/strong><\/li>\n<li><strong>Add food plots for wildlife<\/strong><\/li>\n<li><strong>Plant native grasses, wildflowers, trees and shrubs<\/strong><\/li>\n<li><strong>Fertilize weak or bare grass\u00a0spots<\/strong><\/li>\n<li><strong>Sign the property (No Trespassing &#8211; Private Property)\u00a0<\/strong><\/li>\n<\/ul>\n<p>Each property is different so some of these tips might apply to one property but not the other.
