Oftentimes, the people they&#8217;re sitting across the table from, timber companies, developers, and investors, do this every day. That information gap costs landowners money and peace of mind. Hidden challenges can lead to delays in closing, added cost to remediate, and potentially losing the contract.<\/p>\n\n\n\n<p>As a Land Professional, my job is to make sure you understand what you have, what it&#8217;s worth, and what could go wrong before any of that becomes someone else&#8217;s advantage. These are the five things I wish every landowner knew before they listed, or before they took the first offer that came their way.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">1. Your Timber and Your Land Are Two Separate Assets<\/h2>\n\n\n\n<p>own independent value, and if you don&#8217;t know what it&#8217;s worth before you sell, you may be giving it away.<\/p>\n\n\n\n<p>I once represented a timber company on the purchase of a small tract in Central Alabama listed with another company. The property had challenging access and was priced accordingly relative to market averages, given those challenges. I didn&#8217;t cruise the timber myself, but I knew based on what I could see that a full price offer would result in a bare land value well below market. After closing, the buyer told me that based on his own cruise, he had paid only about $200 per acre for the land itself. A timber cruise completed before listing would likely have supported a higher asking price, and the seller would have walked away with more money. The buyer knew what the timber was worth. The seller didn&#8217;t.<\/p>\n\n\n\n<p>A timber cruise is a professional inventory of the merchantable timber on your property. It measures volume by species and quality and translates that into a dollar figure. On a heavily timbered tract, the timber value can represent a significant percentage of the total property value, sometimes exceeding the value of the land itself.<\/p>\n\n\n\n<p>A timber cruise may not always be necessary, but before you list, schedule a site visit with a Consulting Forester. They can advise you whether a full cruise is worth the expense. That distinction matters: a Registered Forester may work for a timber company, with motivations aligned toward buying timber rather than protecting your interests. A Consulting Forester is someone you hire specifically to represent you.<\/p>\n\n\n\n<p>The cost of a cruise starts between $500 and $1,000 for smaller properties. Larger tracts are typically priced by acreage. Terrain, access challenges, dense vegetation, and competition in the understory all add time and labor, and will likely increase the cost. The value of the resulting information almost always exceeds what you paid for it.<\/p>\n\n\n\n<p>Beyond establishing value, a timber cruise informs decisions about whether to harvest or thin before selling, whether it makes more sense to sell the timber and retain the land, and it provides supporting evidence for an appraiser when a sale price exceeds recent comparable sales. For the buyer, a cruise establishes their timber basis upon purchase, which can be used to mitigate future tax liabilities from timber sales.<\/p>\n\n\n\n<p><strong>Pro tip:<\/strong> A timber cruise has a shelf life. Value changes over time from growth, product shift, market fluctuation, harvest, and reforestation. If you have a cruise that is more than four or five years old, it is worth considering an update before you list.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2. Timing Matters, But Land Is Different<\/h2>\n\n\n\n<p>Most landowners think about timing in terms of the residential market, where spring is king and winter is slow. For land, things work a little differently.&nbsp;<\/p>\n\n\n\n<p>The land market tends to run counter to the housing market. Activity generally picks up in late summer and early fall as hunting season approaches. As temperatures drop and the woods open up after leaf fall, buyers want to get out and walk the ground. They can see the terrain far more clearly than during the growing season. Demand typically softens for a few weeks during the holidays but remains solid through winter and spring before gradually tapering off in summer.<\/p>\n\n\n\n<p>Timber markets add another layer. They tend to peak during late fall and winter as wet weather disrupts logging operations. Timber on dry, sandy ground with good road access can command a significant premium during extended periods of wet weather. This type of land is known in the industry as wet weather ground and is generally more valuable than tracts prone to saturation. These pricing windows can be short-lived, sometimes only a few weeks, and their primary effect on land sales is the decision of whether to harvest timber before listing in order to capture a higher overall return.<\/p>\n\n\n\n<p>One aspect of timing that is often overlooked involves the seller&#8217;s own circumstances. Sometimes a sale is driven by a life event: health issues, relocation, financial hardship, or a child heading to college. When these situations arise, the timing isn&#8217;t always ideal. But you shouldn&#8217;t let that discourage you. Land transactions close every week of the year, and selling outside of peak season does not necessarily mean a lower price. What it does mean is that having a skilled, experienced land broker in your corner becomes even more important. A good broker can assess your situation, present a range of options, and develop a pricing and marketing strategy that gives you the best chance to reach your goals as quickly as possible.<\/p>\n\n\n\n<p><strong>Pro tip:<\/strong> If a life event is driving your decision to sell, contact a broker before you set a timeline. You may have more flexibility and more options than you realize.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">3. Access and Legal Descriptions Can Make or Break a Sale<\/h2>\n\n\n\n<p>Nothing slows down a land sale like a title or access problem surfacing the week before closing. These issues are not always visible from the road, but if they exist, a title insurance underwriter will find them. Understanding the difference between legal access and insurable access before you list can save considerable time and money.<\/p>\n\n\n\n<p>Legal access has two basic forms: public and deeded. Public access means the property borders a public road, including all paved roads as well as unpaved roads historically maintained by a public entity such as the county. Deeded access means there is a recorded easement granting access from the property to a public road across private land. A property with neither is considered landlocked.<\/p>\n\n\n\n<p>Insurable access is a related but distinct concept. While all insurable access is legal, not all legal access is insurable. Title insurance underwriters have grown increasingly conservative over the years. An old county road that is no longer actively maintained may create financing complications. A recorded easement with a vague description may be deemed insufficient even if it would hold up in court. Even apparently solid access can become problematic depending on the context: a rural property bordering a paved road is generally straightforward, but limited frontage on a blind curve becomes a legitimate issue when the intended use is commercial or residential development.<\/p>\n\n\n\n<p>Beyond access, legal descriptions and boundary issues are another common source of problems. Older deeds were sometimes prepared without a licensed surveyor and may contain vague distances and bearings, errors, or omissions that make it difficult to accurately locate or replicate the boundary. Encroachments, disputed lines, and double assessments may all require a survey to resolve.<\/p>\n\n\n\n<p>Years ago, I was working for a consulting firm and had a client who had inherited a large portfolio of properties across several counties. While organizing parcel information for property tax payments, I came across a tax parcel ID that began with the letters &#8220;FP,&#8221; something I had never seen before. I went to the courthouse to inquire. They told me that &#8220;FP&#8221; stood for floating parcel, meaning a property that could not be identified or located. The legal description for that parcel read simply: &#8220;a lot on Smith Hill.&#8221; No dimensions, no lot and block reference, no other identifying information. The only person who might have known anything about it was deceased. Since there was no way to verify the property even existed, the decision was made to stop paying taxes on it entirely.<\/p>\n\n\n\n<p>To avoid delays or cancelled contracts, consider ordering a preliminary title search before you list. This is especially important for inherited properties that have not changed hands in decades. A title search will surface problems with chain of title, legal descriptions, or access while you still have time to address them on your terms rather than under contract pressure. A survey is not generally required for a land sale, but if the title reveals a questionable description or a known boundary issue exists, resolving it upfront is almost always the right move.<\/p>\n\n\n\n<p><strong>Pro tip:<\/strong> If your property was purchased with financing, you likely have a title policy. Locate that document and have it available before you list. It could save significant time and expense if an issue arises.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4. Accurate Pricing is Everything<\/h2>\n\n\n\n<p>There is no single factor that affects days on market more than price. The consequences are straightforward. Price too high and the listing becomes stagnant, accumulating days on market, and making buyers wonder what&#8217;s wrong with it.\u00a0<\/p>\n\n\n\n<p>\u201cI can always lower the price, but I can\u2019t raise it\u201d is a phrase I have heard many times. While there is some truth to it, listing more than 20% or so above the estimated market value is problematic. Once an overpriced listing has been on the market long enough for a seller to consider a price reduction from lack of activity, the listing becomes stigmatized. At that point, even dropping the price to where it should have been to start may not result in a reasonably quick sale. This is difficult to overcome and takes time to correct.&nbsp;<\/p>\n\n\n\n<p>On the other hand, price too low and you leave money on the table. Accurate pricing requires two things: an agent who understands the market and can identify the highest and best realistic use of the property, and a thorough analysis of comparable sales and current competing inventory.<\/p>\n\n\n\n<p>Land buyers are not a homogeneous group. Timber companies, recreational buyers, developers, neighboring landowners, and land investors all value the same property differently, sometimes dramatically so. A tract with mature hardwoods and creek frontage might be worth one price to a timber company and significantly more to a family looking for a hunting property. A transitional tract on the edge of a growing community has different value to a developer than to a farmer; however, marketing a property as a residential development tract in a rural community with no significant growth is not going to attract a developer. The right pricing strategy begins with identifying who the most likely buyer is, and the right marketing strategy puts the property directly in front of that buyer pool.<\/p>\n\n\n\n<p>Listing on the MLS alone rarely accomplishes this for rural land. Specialized land platforms and targeted outreach to likely buyer segments are what move rural acreage. A general residential agent may be excellent at what they do and still be poorly equipped to price and market a 300-acre timber tract. The land market has its own data sources, its own buyer networks, and its own language.<\/p>\n\n\n\n<p><strong>Ask your agent:<\/strong> Who is the most likely buyer for this property, and what specific steps are you taking to reach them?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">5. The Best Time to Call is Before You Think You Need to<\/h2>\n\n\n\n<p>Most landowners contact an agent when they are ready or need to sell. The ones who get the best outcomes tend to make that call six to twelve months earlier.<\/p>\n\n\n\n<p>The reason is simple. There are often straightforward things you can do in the months before a sale that meaningfully increase what you walk away with. An overstocked timber stand that needs thinning to improve growth, visibility, and wildlife habitat. A road that needs basic grading so buyers aren&#8217;t walking away with chipped teeth after the first showing. A boundary that needs to be marked so there are no surprises during due diligence. A lease that needs to be reviewed and discussed with the lessee before listing. None of these are expensive or complicated. But discovered after you are under contract, they become negotiating leverage for the buyer rather than value in your pocket.<\/p>\n\n\n\n<p>A pre-sale consultation doesn&#8217;t commit you to anything. It gives you a clear picture of what you have, what it&#8217;s worth, and what, if anything, you should do before you list. That information is valuable whether you sell next month or next year.<\/p>\n\n\n\n<p><strong>Pro tip:<\/strong> Even if you aren&#8217;t sure you want to sell, a pre-sale consultation is worth having.
