Very rarely will I encourage someone to sell their land or to invest elsewhere. Land is a great long-term investment and one of the few investments that you can actively use while it appreciates. However, there are times in some landowners’ lives when selling land simply makes sense.<\/p>\n\n\n\n

Here are a few common scenarios where selling your property and reinvesting elsewhere might be the right move for you!<\/p>\n\n\n\n

Upkeep Difficulties<\/h2>\n\n\n\n

Unlike stocks, bonds, or cash, land is alive and constantly changing. Owning land can be incredibly rewarding, but it also comes with ongoing upkeep that can become difficult, especially for owners who live out of town or are getting older. <\/p>\n\n\n\n

Vacant land still requires maintenance such as mowing, timber management, and keeping roads and access points in good condition. If the property is several hours away, those responsibilities can quickly become stressful, time-consuming, and expensive. <\/p>\n\n\n\n

For older landowners, the physical demands and coordination involved in maintaining rural property may no longer be practical. While land is often an appreciating asset, neglected property can slow appreciation and reduce overall appeal and usability over time.<\/p>\n\n\n\n

Taxes & Expenses<\/h2>\n\n\n\n

Whether you actively use your property or it sits untouched, property taxes still have to be paid every year. Even if the land is not producing income or generating realized gains, annual property taxes are still owed. <\/p>\n\n\n\n

For some owners, especially those who don\u2019t fall under an agricultural tax exemption or another form of exemption, these carrying costs can become a financial burden. If the land is no longer being used or generating enough income to offset expenses, it may make more sense to sell and move those funds into another investment that does not require ongoing property taxes and maintenance costs.<\/p>\n\n\n\n

Life Changes & Other Opportunities<\/h2>\n\n\n\n

Another reason it may make sense to sell your land is simply because life changes. Sometimes new opportunities arise, or circumstances shift to the point where liquidating land becomes the best financial decision.<\/p>\n\n\n\n

These situations come in many forms. It could mean selling land to help pay for a child\u2019s college education, investing in a business opportunity, covering medical expenses for a loved one, purchasing a home, or transitioning into a more passive investment such as stocks or retirement accounts. While land can be an incredible long-term asset, there are times in life when other opportunities make more sense than owning land.<\/p>\n\n\n\n
