The main road system is excellent and well maintained. An all-weather road of local red clay gravel accesses the property. The main road has a slag base for rainy days. There is county road access on several sections of the property. All entrance roads are gated and locked. Well established and maintained fire lanes surround the property allowing safe and regular burning.
There are two lakes on the property, a 9 acre, intensively managed bass/brim lake and a 10 acre managed lake. The 9 acre lake was stocked with f2 tiger bass, bluegills, and shellcrackers. Extra baitfish (shiners and threadfin shad) have been added to spur bass growth. Some bass have been caught close to 10 lbs. The 9 acre lake features a boat house/dock which includes a pontoon boat as well as a lake pavilion with restroom and well to service the pond in case of severe drought.
The deer herd management is exceptional. Around 720 acres of the property, a 9’, all galvanized steel high fence with predator wire was installed by Straight Shooter Game Fencing in 2015. The native deer herd was hunted to near elimination, replaced by some of the best genetics in the State of Alabama (approx. 70 stocked bucks and does plus offspring since 2015) from Northern and Texas genetics (Weaver two Whitetails can be seen on You tube by Keith Warren Deer and Wildlife Stories). Pedigrees can be provided. In addition, there are 6 redneck elevated blinds, numerous ladder stands, 5 Texas Hunter protein gravity feeders with carport structures over them and 5 Moultrie spin feeders. For additional entertainment, a 5 stand with lit wobble trap is set up near the housing area and a 30’ Pheasant tower is set up for shooting sports enthusiasts. Wild hogs and coyotes have been eradicated from inside the fence. Also included in this sale will be 2 2010 Kawasaki Mules, 2 Jeep Wranglers and 2 quail buggies.
The property layout and management has been assisted by a wildlife biologist and forester for targeting a mix of agriculture, longleaf and loblolly pine and hardwoods to optimize wildlife habitat and timber on the property. Open pine stands have plenty of fire resistant hardwoods like white and post oak as well as red oaks scattered throughout. See attached maps for design. Deer, turkey, and quail have been the targeted managed species. Approximately 23 fields have been utilized and are available as greenfields. An 8 acre field would make an excellent dove field. Burning is conducted regularly and most longleaf is on a 2 year burn schedule.

All merchantable pine stands have been thinned at least once and are regularly burned. Plantings in the last 10 years have been longleaf. The high quality understory grasses and legumes have become excellent cover and food for deer and turkeys and great nesting cover for quail and turkey. Sweetgum control has been conducted on all quail woods so they are clean and growing native grass.
Nearly 200 acres of the woodlands are both upland and bottomland hardwood. Most of these woodlands are middle aged regeneration of oak, poplar, and gum. These hardwood woodlands also harbor a quality turkey population and the new longleaf pine plantations support several coveys of wild bobwhites. An additional hunting lease of 231 acres protects the northwestern boundary.
Soil types consist of Conecuh fine sandy loam, Lucy Luverne sandy loam, Arents and Blanton loamy sands. These soils have an excellent timber site index for loblolly and long leaf pine plantations and wildlife habitats. Site index on the majority of the property for loblolly pine runs from 85 - 90 which is high.
